Buyer’s Inspections

This service provides a thorough investigation and evaluation of the property’s current condition. A certified Inspector will carefully inspect all of the homes’ readily accessible structures and components before finalizing the purchase of the home. Reports will be returned within 24 hours for client review. Purchasing a home is a huge choice in life and the aid of a professional inspector is highly advised.

Pre-listing / Sellers Inspection

Prior to listing a home for sale, having a CPI perform a detailed inspection can help to develop a good report and trust with prospective buyers. Knowing the home’s condition will help you to make any needed repairs or perform needed maintenance before listing. Additionally, buyers and sellers will be on the same page concerning the home before entering negotiations.

New Construction

This is a valuable inspection service that is performed before the contractor completes their final walkthrough. This allows you to address any problems with the construction before they become much bigger and more expensive in the future.

New Phase Construction

This inspection service allows the Inspector to examine the property during several different phases of the home’s construction before any deficiencies may be covered up by the next phase in construction. These phases in general include:

  • Pre-Pour Inspection – Prior to the foundation’s concrete being poured.
  • Framing Inspection – Prior to any interior or exterior walls being installed.
  • Final Inspection – Prior to completion before the walkthrough with your

11 Month/Builder Warranty

This service inspects the home before the standard 12-month warranty expires, preventing you from paying for anything not properly constructed or installed. The Inspector provides detailed lists of all problems, repairs, or causes for concern discovered by making certain the repairs are paid for by the builder and not you.

Home Maintenance Inspection

Having a maintenance inspection is performed yearly and helps homeowners identify repairs and future issues. It’s a wise investment to maintain the value and stability of your home.

Loan Draw Inspections

This type of inspection compares work done on the construction site to the provided construction timeline. The report determines if the work items and materials for the build are in fact needed and if the construction is in the appropriate place to approve the draw of further funds.

4-Point Inspection

A 4-Point Inspection examines the 4 major systems including: roof, electrical, plumbing, and HVAC. These are the critical systems that determine your home insurance coverage.

Re-Inspections

A certified Inspector will return after the initial inspection to make certain that all of the problems and needed repairs uncovered in their report have been properly and fully addressed. With this information you can determine if it’s a wise choice to move forward with your investment.

Radon Testing

Our Inspectors are licensed to test for the presence of radon in your home and determine what risks there may be. Radon occurs naturally but can have serious adverse health effects and can be dangerous if concentrated at large levels in your home.

Water Testing

The Inspector will test your home’s water supply for any harmful contaminants and ascertain if the water is safe for consumption.

Mold Testing

Mold is common in many homes and certain types of mold can be harmful to your health. To be safe, it’s best to have a professional examine your home for the presence of mold and point out any potential areas that could become a problem in the future.

The service is geared towards investors and covers the roof, electrical, plumbing, HVAC, and main structure.

Tenancy Inspection

A simple Inspection that involves a visual check of a rental property to make sure the tenants are following the conditions of the lease and keeping the property in good working order.

Chimney Only

Your inspector will determine the structural integrity of your chimney and flue, and make certain it’s free of any deposits or obstruction that could cause a house fire.

Roof Only

During the inspection the CPI will look for wear and tear as well as estimating the lifespan of your roof and when needed repairs and maintenance should occur.
